How can I get leads and or listings?

Here’s my story. About a month or two ago I told my friend about some ideas on where me or both of us could take our careers in a different direction. I explained to him what I wanted to try and get into and he brought up realty. Now knowing how the market and the economy is now, I told him it might not be a good idea. But after a few discussions with him I was kinda hooked. As of right now me and him should be taking the class together in Mid-January. He has a friend already that has made it well in the real estate business that owns his own brokerage and is willing to let us hang our licenses up under his name and give us some leads. As of right now we both work 8:30-5:30 Monday-Friday. I’ve read on a couple sites that treating realty as a second job at the beginning is a real good thing to keep you afloat in the early stages. What I would like to know is: What type of salary should I expect the first year? I’m hoping to make at least 30k the first year. Combined with my other job, I should be good, living wise. In this upcoming year, are most the sales going to be coming from foreclosures? I keep hearing from my friend that a lot of foreclosures are going to be coming out on January 1st. Is there any truth to this? I’m very computer savvy. Would creating my own website be a good idea to start off? Any other points, tips, or things I should know before I begin my journey? Me and my friend expect next year to be very interesting…we hope.

Company A pays me 90% of the commission. With no desk fees or other fees to work there, but I mostly have to find my own clients. I wuold be self employed and have to drive to the office everyday. Company B – I would get 40% of the commission, No fees to work there, I would get a W-2 ( not self employed ) I work from home, the company provides me with as many leads as I can handle. Which company and why? **Edit** – I am a brand new agent just starting out.

I have decided to switch real estate companies because I am being offered an position in new construction. I have a good relationship with my current company and I am only leaving because the new position offers me more potential income and leads. I am a nervous wreck about letting my Broker’s know that I am leaving. They are very understanding and I am sure that they will understand, but I need any tips or past experiences from other agents that have switched companies to make me feel more confident. Should I write a letter of resignation? or should I just go in talk face-to-face? thanks
